What is California Dream For All?
California Dream For All is a CalHFA shared appreciation loan program designed to help eligible first-generation homebuyers with down payment and closing costs.
How much assistance does Dream For All provide?
The program can provide up to 20% of the home's purchase price or appraised value, up to a maximum of $150,000.
Is California Dream For All free money?
No. Dream For All is a loan. When the home is sold, transferred, or the first mortgage is paid in full, the borrower generally repays the original loan plus a share of the home's appreciation.
What is a shared appreciation loan?
A shared appreciation loan provides assistance upfront in exchange for the program receiving a portion of the home's appreciation when repayment is triggered.
Who is eligible for California Dream For All?
Current program requirements include being a first-time homebuyer, having at least one first-generation borrower, having at least one borrower who is a California resident, and meeting applicable CalHFA income limits.
Is Dream For All first come, first served?
No. CalHFA uses a randomized selection process to determine which registered applicants receive vouchers.
Is the California Dream For All application currently open?
The 2026 application period closed on March 16, 2026. Applicants who already registered can check their voucher status through the Dream For All portal.
