Should you sell or rent out a North County home during a PCS?
Run three numbers before anything else.
Does it cash-flow? Realistic rent minus mortgage, taxes, insurance, HOA, Mello-Roos if applicable, property management at roughly 8–10%, and a vacancy and maintenance reserve. What breaks the timeline: waiting three weeks to decide, starting a renovation, or listing above market and reducing at day 25. The price has to be right on day one. There is no second act in a 60-day window.

How does VA entitlement restoration work?
In general terms: selling the home and paying off the VA loan restores entitlement, which can then be used at the next duty station. One-time restoration may also be available in certain circumstances where the loan is paid off but the property is retained.
Two things that trip people up. A VA loan assumed by a buyer who is not a veteran substituting their own entitlement can leave the seller's entitlement tied up — a VA loan assumption can be attractive to a buyer at a low rate, but the entitlement question must be resolved in writing before agreeing to it. And occupancy requirements generally expect the borrower to occupy the home, with exceptions for deployment and PCS.

What happens if orders change after escrow opens?
It happens, and it's manageable if disclosed immediately.
Tell the agent and the buyer's side the day it happens. Most buyers will accommodate a reasonable adjustment when told early. What causes real problems is a seller who conceals a changed timeline and then can't perform.
Options depending on the direction: extend the closing, negotiate a rent-back so the family stays after closing, or in a genuine cancellation situation, understand what the contract says about the deposit. California residential purchase agreements handle contingencies and cancellations in ways that depend on which contingencies remain — this is a conversation for the agent and, if needed, a real estate attorney.
